Mumbai · Bandra

Architects and interior designers in Bandra.

Old bungalows, village lanes and new sea-facing homes in Mumbai's most varied suburb. We work across Bandra West, Pali Hill, Carter Road, Bandstand and the old gaothans.

Designing for Bandra

Bandra has a mix of buildings found nowhere else in the city. Old East Indian and Portuguese style cottages still line the lanes of Ranwar and Chimbai, Pali Hill has bungalows and low-rise apartment buildings, and Carter Road and Bandstand look straight out to sea.

Plots here are small and neighbours are close, so privacy, daylight and ventilation need careful thought. We use courtyards, light wells, screens and well placed openings to make compact homes feel calm and open without giving up privacy from the street.

Seafront properties fall under Coastal Regulation Zone rules, and older cottages may sit in areas with their own development controls. We check what applies to your plot before design begins.

Process

Clear steps, no surprises.

Each stage ends with clear decisions, drawings and costs agreed with you before we move on.

01

Listen

We begin with conversations, not drawings. How you live or work, what you love about the places you know, what the budget and timeline really are.

02

Read the site

Sun paths, prevailing winds, views, neighbours, soil and regulations. The site sets the first rules of the design.

03

Concept

Sketches, models and early studies that test a few clear ideas. We choose one direction together before going further.

04

Design development

Plans, sections, materials and details refined with structural and services consultants, with cost checked at every stage.

05

Drawings & approvals

Complete construction drawings, specifications and the documentation needed for statutory approvals.

06

On site

Regular site visits, mock-ups and close work with contractors and craftspeople until the last detail is in place.

Questions about Bandra

Can you restore an old Bandra cottage?
Yes. We start by surveying what is there, then keep what is sound, repair what is worth repairing and add what the house now needs, such as better bathrooms, kitchens and waterproofing.
Do you design small commercial spaces?
Yes, including cafes, studios and shops, as long as the brief allows us to design the space properly.
How are fees structured?
Fees depend on the scope, scale and complexity of the work. They are usually either a percentage of construction cost or a fixed fee per stage. We agree this in writing before design work begins.
What should I bring to the first meeting?
Anything you have: a site plan or address, photographs, a rough brief, images you like and an idea of budget and timeline. None of it needs to be complete.
