High-rise · Mumbai

High-rise architects for a city that builds up.

We design residential towers, commercial and mixed-use buildings and society redevelopment projects across Mumbai, Thane and Navi Mumbai, from the first feasibility to the occupation certificate.

Who we work with

Three kinds of tower.

Each comes with its own client, its own rules and its own idea of success. We design for all three.

01

Developers

Residential towers planned for sellable area, efficient floor plates and approvals that hold up, with homes people want to buy and live in.

02

Commercial and mixed-use

Office towers and podium-and-tower schemes where retail, workplaces and parking have to stack, separate and still work as one building.

03

Society redevelopment

Older housing societies rebuilt as towers, with members’ new homes, the sale component and the phasing worked out clearly from the start.

What a tower asks for

A good tower is decided early. The regulation a site falls under, the FSI it can use, the height the airport allows and the position of the core shape everything that follows. We settle these before the design gets attached to a picture.

Floor plates come next. Small changes to a core, a staircase or a lift lobby repeat on every floor, so we plan them for usable carpet area, short corridors and homes or offices that get daylight and air from more than one side.

Fire safety is planned in from the first layout: staircases, fire lifts, refuge areas and access for fire tenders. It is not squeezed in after the fire NOC review.

Mumbai’s climate is hard on tall buildings. Facades take wind-driven rain for four months and salt air all year, so we detail them for drainage, shade and easy maintenance at height.

  • Site and DP remarks review
  • FSI and area statements
  • Height and setback checks
  • Rehab and sale split

Design

  • Massing options
  • Typical floor plans
  • Podium, parking and amenities
  • Facade and materials

Approvals

  • Building permission
  • Fire NOC
  • AAI height NOC
  • Environmental and CRZ clearance

Delivery

  • Consultant coordination
  • Construction drawings
  • Site visits
  • Occupation certificate

Process

How a tower takes shape.

Six stages, each one closing with clear drawings and numbers so developers, societies and consultants can decide with confidence.

01

Feasibility

Site survey, title and DP remarks, the regulation the site falls under and what can be built: FSI, height, setbacks, parking and the sale or rehab split.

02

Massing

Tower, podium and open space tested in a few clear options, checked against height limits, fire access and how much carpet area each one yields.

03

Floor plates

Typical floors planned for efficient cores, good carpet-to-built-up ratios, daylight and cross ventilation in every home or office.

04

Approvals

Drawings and documents for building permission, fire, height and environmental clearances, coordinated with the consultants each one needs.

05

Coordination

Structure, MEP, facade, lifts and parking resolved in one set of drawings, so the tower is buildable before it goes to tender.

06

On site

Construction drawings, site visits and design support through to the occupation certificate.

Questions, answered

Do you work for developers or for housing societies?
Both. For developers we act as the project architect from feasibility to occupation. For societies we can work as the society’s architect, preparing the feasibility and the area statement members need before choosing a developer or going for self-redevelopment.
Which approvals does a tower in Mumbai need?
It depends on the site, but usually building permission from the planning authority (MCGM in Mumbai, TMC in Thane, NMMC or CIDCO in Navi Mumbai), a fire NOC, an AAI height NOC near the airport and, above 20,000 square metres of built-up area, environmental clearance. Coastal sites may also need CRZ clearance.
Which regulations do you design under?
DCPR 2034 within Mumbai, including its redevelopment provisions such as 33(7) and 33(9), and UDCPR in Thane, Navi Mumbai and most of the wider region. We check which one applies, and which incentive FSI is available, before any massing is drawn.
Can you work with our existing consultants?
Yes. Most towers involve a structural engineer, MEP consultant, facade and lift specialists and a liaison architect. We coordinate with your team or bring in people we have worked with.
Do you also design the interiors and amenities?
Yes. Lobbies, clubhouses, sample flats and amenity floors are often what sells a tower, and we can design them alongside the building.
